REZONING OF 8611-1/2 & 8627 NORTH MOPAC

Case Number: C14-2014-0156

Application was made for rezoning of property at 8611-1/2 and 8627 North Mopac Expressway.
The property consists of two pieces of property near the current Shoal Crossing Events Center (formerly Harold’s Dress Barn and Red Barn) which is located at 8611 North Mopac Expressway. One is a strip of land between the events center property and the railroad currently used as a parking lot. The other is the driveway and parking area immediately south of the events center. They are currently zoned as LO, and are shown below:

This rezoning is currently being reviewed by the NSCNA Development Committee and will be considered at the November 4 general membership meeting at Pillow Elementary School. Comments may be submitted by email to development@nscna.org.

Proposed Zoning Change:
From: LO-Limited Office district is intended for offices predominately serving neighborhood or community needs, which may be located within or adjacent to residential neighborhoods.

To: GR – Community Commercial district is intended for office and commercial uses serving neighborhood and community needs, including both unified shopping centers and individually developed commercial sites, and typically requiring locations accessible from major traffic ways.

Shoal Crossing property is currently zoned GR with CS-1 overlay for the building. NSCNA has been informed that the owners plan to demolish the events center building, consolidate the three parcels into one site and construct a new office building. GR zoning permits construction height to 60 feet. Activities permitted under GR Zoning can be viewed on pages 46 and 47 of the City of Austin Zoning Guide. An extract of those pages can be viewed at:
